A buyer of immovable property has to deduct tax at source when the consideration crosses the threshold notified under section 194-IA, deposit it through Form 26QB, and issue the certificate to the seller. Missing the deposit date is what later blocks the seller’s credit and the buyer’s ability to close cleanly.
We compute the deduction, file 26QB, and generate the certificate. Where the seller is a non-resident the transaction moves to the section 195 / LDC path instead of 194-IA, and is handled on that basis.
